Visual Characteristics

The complex features a contemporary architectural style characterized by large glass facades, natural stone cladding, and zinc-tiled roofing. It consists of two primary buildings connected by a glass-covered pedestrian bridge over the Maasboulevard. The design incorporates semi-open shopping arcades and a central sunken plaza that integrates modern retail spaces with the historic 17th-century facades of the Market Square.

Location & Access Logistics

Mosae Forum is located at Gubbelstraat and Market, 0.8km northwest of Maastricht Central Station. It is highly accessible via the Wilhelminabrug and is a central stop for nearly all municipal Arriva bus lines. An underground parking facility, Q-Park Mosae Forum, provides space for 1,150 vehicles and includes a dedicated 500-stall bicycle parking cellar with direct street-level ramps.

Historical & Ecological Origin

Developed between 2002 and 2007, the project was designed by architect Jo Coenen as part of the "Maas-Markt" urban renewal initiative. The site was previously occupied by industrial buildings and the former municipal office. During construction, significant Roman and medieval archaeological remains were excavated, as the site sits directly adjacent to the historic northern city boundaries.

The complex houses the Maastricht City Hall (Stadhuis) administrative offices and a two-level shopping mall featuring international retail chains and specialized food markets. The "Mosae Gusto" subterranean food hall provides a variety of culinary vendors. Visitors can use the glass bridge for views of the river traffic on the Meuse.

Public amenities include high-capacity restrooms in the subterranean levels, baby-changing stations, and 24-hour security. 5G and 4G cellular signals are reinforced with internal repeaters to ensure coverage in the underground shopping levels. The entire complex is barrier-free, utilizing elevators and wide ramps for full wheelchair and stroller accessibility.

Best Time to Visit

The shopping arcades are most active on Saturdays and during the Friday morning market on the adjacent square. For photography, the evening hours provide the best illumination as the internal lighting of the glass bridges and glass-walled offices reflects off the river. Shops typically follow standard Dutch hours (10:00–18:00), with late-night shopping on Thursdays.

Facts & Legends

A unique feature of Mosae Forum is the integration of a section of the 13th-century city wall, which is preserved and visible within the lower level of the parking garage and shopping area. A local "secret" is the view from the municipal service counters, which offers a unique perspective over the river toward the Wyck district.
