Luštica Bay is a modern, high-end resort town and marina complex located on the Trašte Bay side of the Luštica Peninsula. It represents one of the largest greenfield investment projects in Southeastern Europe, designed as a sustainable residential and nautical community.

The site is situated approximately 13 kilometers southwest of Tivat city center and 10 kilometers from Tivat International Airport (TIV). Access is via the regional road through the Luštica Peninsula. Private shuttle services operate for residents, and taxi services are available from Tivat. The complex includes managed underground parking and large surface lots for visitors. The marina provides international border crossing and customs facilities.

Developed by Orascom Development Holding starting in 2008, the site was formerly an undeveloped coastal wilderness. The project was planned with a focus on environmental integration, utilizing only 10% of the total land area for construction. Geologically, it sits on a karst limestone coastline characterized by rugged cliffs and deep water.

Logistical activities center on the Marina Village, which accommodates up to 176 yachts. The resort features several private and semi-private beaches, including The Chedi Beach and Marina Beach. Best Time to Visit
Late afternoon is optimal for photography as the sun sets directly over the open Adriatic Sea, visible from the promenade and hillside terraces. The resort is active year-round, though the peak swimming and sailing season occurs from June to September. The shoulder months of May and October offer cooler temperatures suitable for hiking the peninsula.

Luštica Bay is the first LEED-certified project in Montenegro, adhering to strict sustainable building standards. A technical oddity is the construction of the secondary breakwater, which was engineered to withstand the extreme wave energy of the open Adriatic "Jugo" wind, creating a permanent calm basin for the marina.
